Detached Homes for Sale in Nanaimo, BC
This page lists detached homes currently for sale in Nanaimo, from smaller entry-level houses to large properties. Listings are spread across the north and south of the city, including Departure Bay, Cedar and Jingle Pot.
Most current listings fall in the middle price band, with a smaller group above it and only a few under it, starting near $260K. South Nanaimo is the more affordable of the larger areas, with a median ask around $700K. North Nanaimo and Jingle Pot sit near the top of the middle band, Departure Bay lands close to the city-wide median, and Cedar runs higher at about $1.2M.
Asking prices cover a very wide range. Most sit in the middle band, about a third ask more, and a small handful come in below it. At the very top, the highest ask is above $15M, which is an outlier rather than a guide to what most buyers will see.
North Nanaimo has the most listings, about a fifth of the total. South Nanaimo comes next, followed by Departure Bay and Cedar at roughly one in ten each, then Jingle Pot with a smaller share. Together those five areas make up more than half of what is for sale, so searching them first covers most of the options. Outside those areas, listings are spread across the rest of the city.
For the money, a typical listing was built in the early 1990s and sits on a lot of about 0.18 acres, so many properties offer a modest yard rather than acreage. Buyers wanting a lower entry point can start in South Nanaimo, while those with more to spend will find higher-priced options in Cedar and North Nanaimo. Check each listing's lot size and age, since individual homes can differ from those typical figures.
